We undertake both initial and project monitoring site visits where works are funded. We also carry out ID checks, BTL reviews and meet with the potential borrower and /or builder to assess suitability and competency for the loan.

Our services include cost effective Project monitoring for build works up to £500,000, up front reviews of AIP’s , assisted sales and specific site visits where a lender may have concerns as to a specific aspect of either the application build or the property itself.

The company was formed in 2005 by the founder David Williams working for Commercial First, Link Lending and UK Farm Finance initially looking after repossessions, being instructed on over 300 in the first 12 months.

It became apparent to David, with this experience that a better way of reducing the bad debt and repossessions would be to offer an independent front end review, by experienced Asset Managers , prior to the loan being approved , this would include a comprehensive review of the RICS valuation , meeting the borrower on site and review their plans/intentions and capability of delivering the projects to establish if the borrower and /of their team had the necessary experience and ability to exit the loan within term. This quickly became a must have tool for the companies customers.

Over the following 20 years this method of common sense reviews quickly grew in popularity with Bridging Companies and over time saw a lower bad debt or repossession rate giving the companies customers a tangible USP and proved popular . As the companies customer base grew through the mid 2000’s so did the requests for additional services, particularly for a value for money project monitoring service.

With bridging companies looking for a cost effective alternative ‘light touch ‘ monitoring service alternative to traditional and often too expensive QS monitoring services for projects under £500,000, Results Asset Management (Results AM Ltd) filled that need, across England and Wales .

The company’s experienced strategically placed Asset Managers have both residential and commercial backgrounds along with their own development background, so the step to offering a cost effective monitoring service was ideal.

The Asset Mangers are recruited from traditional residential/commercial backgrounds but all have real time experience in all disciplines of the property industry. In the last few years we have added Commercial property into our services , offering an experienced overview. The popularity of HMO’s and office to residential conversions now account for 40% of the companies monitoring works.

The company continued to recruit additional experienced Asset Mangers and since 2015, Results Asset Management (Results AM Ltd) have grown organically through recommendation only , expanding its current customer base to working with 26 Bridging companies now covering England , Wales and Scotland ( With Ireland and Spain coming on line in 2025).
